Wordsworth neighborhood is an affluent and highly sought-after neighborhood located in the southwestern part of Houston, Texas. The neighborhood is known for its luxurious homes, strong sense of community, and convenient location near several major highways and commercial areas.

The area features a mix of architectural styles, including traditional and modern homes, and the neighborhood is well-maintained with beautiful landscaping and well-manicured streets.

This neighborhood is home to several parks and green spaces, including Fire Truck Park, which features a playground, picnic areas, and a small lake. In addition, the neighborhood is located near Rice University and Hermann Park, which offer a variety of outdoor activities and attractions.

It’s known for its strong sense of community, and the neighborhood hosts several community events throughout the year, including a Fourth of July parade and fireworks display, and a community Halloween party.

Overall, Southside Place is a highly desirable neighborhood that offers a luxurious living experience, a strong sense of community, and convenient access to some of the best amenities and attractions that Houston has to offer.

A rental agreement must be signed by the guest reserving the property and will be automatically sent after you reserve the property. A government-issued ID will be required on the agreement.

    • Before we dive into the fun stuff, we have a few important things to cover. So, fasten your seatbelts, and let\'s get started!

    • Rental Agreement and Verification
      - Sign rental agreement within 48 hours of booking.
      - This document will be included in your boarding pass instructions, which you\'ll receive automatically after reserving the property
      - Verify details and ID through Know Your Guest

    • In Case of Emergency
      - Call or text for emergencies
      - Shut off water supply for plumbing emergencies
      - Dial 911 for major emergencies
      - Message us for non-emergency questions

    • - Option 1: $299 Security Deposit fully refundable if the property remains undamaged. Please note that the refund might take up to 14 days, depending on your credit card company.
      - Option 2: $50 Damage Waiver (non-refundable) covers the cost of any accidental loss or damage to the property, its contents, or caused by you, your guests, or accompanying pets, up to $299.

    • Check in & Check out
      - Check-in at 4 pm, check-out at 10 am
      - Early check-in and late check-out available for a fee (if approved). Options will be provided in your boarding pass
      - Written approval required for late check-out
      - Failure to vacate without approval results in fees outlined below

    • No Smoking Inside (Any Kind of Smoke)
      - This includes cigarettes, cigars, vaping, marijuana, or any other form of smoking.

    • No Illegal Activities of Any Kind

      - No parties or commercial use
      - The property is for single-family residential use only.
      - Violation results in termination of occupancy and fees

    • Guest Count Limit (Including Overnight and Visitors)
      - The maximum capacity for the property is 2 people per bed (including sleeper sofas).

    • Noise Limits
      - No loud noise (above 75 dB) at any time
      - Quiet hours 8pm-8am

    • Parking Limit (Includes Driveway & Street)
      - Maximum of 2 cars (1 in driveway, 1 on street)
      - Proper parking required, no blocking driveways or mailboxes
      - Improperly parked cars may be towed
      - If the property you reserved is on a corner or by a fire hydrant, street parking is not allowed.

    • Disclosure of Cameras & Minut Noise Monitoring
      - Cameras are located outside only. They cover front door, back door, sides of the home and driveways.
      - Minut noise monitoring devices located inside & outside. These track the decibel level and do not record.
      - For your privacy, there are no recording or monitoring devices inside the home.

    • Pet Policy
      - Prior written approval required for pets
      - Pet fee of $49 per pet per stay.
      - If pets are brought to the property and not approved, the fee is $100 per night per pet.
      - RENTERS ASSUME ALL LIABILITY FOR PETS
      - Do not allow your pets on the furniture.
      - Pick up pet waste in the yard prior to checking-out

    • No Refunds Outside of Strict Policy
      - Reservations made on the third-party travel sites follow the cancellation policy posted on the property listing.
      - Reservations made directly are subject to the following policy:
      - Cancellation within 30 days of arrival results in the forfeiture of your entire payment.
      - Cancellations more than 31 days prior to the Arrival Date will receive a 50% refund of the total rental rate.
      - No refunds due to COVID-19 related issues or closures.
      - No refunds or compensation will be given for any failure of any appliances or amenity such as but not limited to HVAC systems, dishwashers, refrigerators, cable or satellite TV, internet access, televisions, or swimming pools. Property may experience service and utility outages; in such a case, notify BVR immediately. We will do everything within our power to correct the situation as soon as possible.
      - Texas has bugs and they vary by the season. Notify us if you find any pest issues. We do not offer refunds for pests such as roaches, spiders, ants, flies, etc. We have routine pest control scheduled by professionals.

    • Additional Charges
      - Extra Guest Fee: After 4 guests, $10 per person, per night. Fee applies to all guests and visitors, regardless if they are staying the night.

    • Damages, Security Deposit, and Fees
      - Failure to vacate without prior approval will result in a $75 fee plus $25 per hour.
      - If your failure to vacate affects our ability to prepare for the next booking, you agree to pay 100% of the next reservation and / or 100% of the cost incurred by cleaners due to rescheduling or waiting for you to vacate.
      - Security deposits are refunded after move-out inspection with no damages.
      - Security deposit includes deposits paid and / or credit card pre-authorization.
      - Do not remove remotes or other devices. We Check Every Time.
      - Cleaning fee covers normal use only.
      - Renter agrees to pay replacement cost for stains and items or areas that cannot be cleaned.

      - Guests agree to take out the trash on the designated days.
      - Guests will be charged for stained or ruined towels or linens.
      - Guests agree to treat the home with care. Moving furniture may result in extra fees
      - Guests are responsible for service call charges if misuse or lack of knowledge.
      - Third party security companies may be used to enforce rule violations. The fee is $300 for each trip.
      - Texas Property Code §92.108 states that Landlord may charge for: damages; deodorize & excessive cleaning; unpaid rent; late charges; pet charges; missing or damaged furniture, electronics or other devices; Landlord\'s cost to access the Property if made inaccessible by Tenant; removing abandoned property; illegally parked vehicles; Attorney\'s fees, court fees, costs of service, and other costs incurred in any legal proceeding against Tenant; rules violation fees or other items for which Tenant is responsible for under this agreement; cost to restore walls, flooring, landscaping or alteration to the Property not approved in writing by Landlord; damages to the Property caused by smoking, including but not limited to stains, burns, odors, and removal of debris.

    • Safety
      - Guests are responsible for their safety around the following items (if applicable): pool, hot tub, and property hazards
      - Pool/Hot Tub (if applicable): No unsupervised children under 13. Use at your own risk.
      - No lifeguard on duty. There is not any additional signage to this effect in the pool area. Use the pool or hot tub at your own risk.
      - Do not stand on the hot tub or pool covers. When not using the hot tub, please leave the cover on so hot tub will stay warm.
      - GUEST and their guests use the pool and/or hot tub AT THEIR OWN RISK and have agreed to INDEMNIFY and HOLD HARMLESS the HOST if accident should occur from use both proper or improper.

    • Enforcement of This Agreement
      - Guests agree to abide by the Terms and Conditions of this agreement at all times and shall cause all members of their group and / or anyone else allowed on the Property to abide by this agreement at all times.
      - Guests are responsible for payment, deposits, Property damages and all responsibilities within this Rental Agreement.
      - Violations can result in immediate termination of occupancy & removal from the property.
      - Guests are responsible for returning the accommodation in its received condition.
      - Housekeeping: No daily service provided. Do not take towels or linens.
      - Guests agree that they are not residents, but are offered short-term, transient, use in accordance with the rules and regulations set forth by the hotel or innkeeper laws of Texas.
      - Renters agree to obey Local Laws and Deed Restrictions.
      - Renters are responsible for ALL loss, damage, or missing items during their stay.
      - HOLD HARMLESS AND INDEMNITY: HOST of rental property shall not be liable for any damages and/or injury to GUEST and/or their guest(s), or their personal property due to GUEST\’S acts, actions or neglect. GUEST agrees to hold HOST harmless against any claim for damage and/or injury due to GUEST\’S act or neglect or their guests act or neglect.
      - NO SMOKING INSIDE. VIOLATION COST IS $2500 deodorizing treatment and 100% OF THE NEXT RESERVATION IF THEY CANNOT STAY.
      - Renters agree to keep the property secured and locked.
      - If any part of this agreement is invalid, the rest of the agreement is still enforceable.
      - Mistakes or errors on the part of the owners or their representatives will not change or reduce money owed or invalidate this agreement.
      - In the event BVR is unable to deliver Property to Guest under this agreement, Guest agrees that BVR sole liability will be to issue a full refund for unused nights. Guest expressly acknowledges that in no event shall BVR be held liable for any consequential or secondary damages, including but not limited to any expenses incurred because of travel, cost of re-renting, etc.
      - If occupancy termination is necessary, no refunds will be given.
      - Failure to comply may result in immediate removal and forfeiture of payments.
      - Eviction charge: $2500 plus loss of remaining time if not vacated as agreed.
